✓ Right on the beach, you can watch the surfers from the balcony. Big room with a good shower and a huge balcony (I think it was the only one with such a big balcony, though). The staff were relaxed and helpful.

✗ The beach is also a party area at night and it can get pretty loud--not Mama's Place, but the other bars are close enough to hear the music when it gets really loud on the weekend. But that's something that goes with a perfect location I guess.

Okay-ish property right near the beach

✓ 1. Location: it's located right at the beginning of Mirissa Beach, easily accessible on foot from the main road or by cabs/tuktuks if coming from other towns. 2. Cleanliness: The room, bed, linens, towels & toilet were 10/10 in terms of cleanliness. The bed was comfortable. 2. Restaurant: the food cooked by Mama is delectable! Especially liked the SriLankan curry she prepared. The portions are quite big for one person. Value for money. 3. Service: The property is managed by Mama's sons, all are friendly, warm and hospitable.

✗ Initially I was reluctant to write any negatives about this place considering the current poor economical situation in Sri Lanka, however, here's a few let downs in terms of value for money (this homestay charges almost equal to a 3-star property) 1. Breakfast: Very basic - fruits, tea/coffee, toast-butter-jam, egg/bacon. 2. Maintenance: the property is poorly maintained, considering the prime location and the amount they charge. The rooms do not have any mini fridge. There's an electric kettle but no wall socket ouse it with. No power backup in case of power cuts.
