✓ This is a really small and cozy hotel (probably a converted apartment or office space in a block of flats). Even so, you can check in yourself if you arrive outside reception hours. This was our case, the plane was delayed and we were given instructions on how to get to the hotel and the room. Everything worked flawlessly. Rosa was very nice and helpful, she cooked delicious breakfast every day. She advised us what places to visit in Yerevan, what are the good restaurants, etc. Wi-Fi works in the hotel, the bathroom was clean, and the possibility to store your own food in the fridge and use the kitchen and utensils. Changing towels is not a problem. The location of the hotel is great, within a few minutes you are at Republic Square and other important places. On our departure, we were allowed to leave our luggage at the hotel and go for a walk in the city before our departure. *Upon our arrival, we were a little surprised, because on Booking we booked an apartment with two rooms and two separate beds, but we got an apartment with one room. It is possible that it was our fault and we misunderstood the description of the room on Booking.
✗ Our room had windows facing the main street, even at night the traffic in Yerevan is surprisingly heavy, so you could hear cars driving, etc. It wasn't a big problem, we didn't mind! Just a warning for someone who has a bad sleep and needs some rest.

✓ I really liked the Armenian breakfast. Communication with the hosts was good; although I spoke no Armenian they were attentive and helped fill in the gaps with Google translate. The property was clean and I had no issues while staying there. The hosts were quite accommodating to several requests (helping me find an ATM to pay in cash, holding my baggage for a few hours, and responding to messages about the check in). I would strongly recommend this property to anyone staying in Yerevan. Although I had to walk about 20 minutes to places of interest, this was no problem for me. I believe I could have used the tram if needed too—did not look into that. Taxis are also quite affordable, and even delivery food. Use the YandexGo app to get taxis at an affordable rate with card payment and delivery food from this location if needed. I delivered food my first night because I was tired from travel—no problem getting to this location and I had a great meal for 1,999 dram (~€5). I strongly recommend!
✗ No real complaints. Just be aware that your card will not be charged online and you will need to pay in cash at the property. I did not realize I hadn't been charged yet, so I was unprepared to pay. However, the host was very helpful and waited for me to withdraw money once I was ready. There is an ATM less than 2 minutes walk in one direction, and a bank 1 minute in the other direction.
✓ The room was clean and the bed was really comfortable. The breakfast was also very good. We had fried eggs + Joghurt and plates with different kinds of meat and cheese, bread. Extra compliment to the receptionist who allowed me to leave my baggage till the evening after check out, so I could enjoy the city lightly!

✓ It is a cosy little hotel, well maintained, with excellent breakfast. Very good value for money. Location was good, less than 15 minutes to the Republic square, with various shops nearby. The lady who runs the place was very helpful and responsive.
✗ Rooms are with shared bathrooms (two bathrooms), which is indicated in the room description but not in the title so this important detail might escape the attention of those who book. Rooms overlooking the street are noisy.
✓ Amazing experience of living like a local, in a typical blocks of flats, with amazing hospitality from Mrs. Rosa. The room was very comfortable and clean. Everything I needed was there. Next to the building there are plenty of shops, a big shopping mall, traditional farmers market, and a metro station. It is also very close to the city center by walk. Mrs. Rosa prepared an amazing breakfast every day with variety of local products, which were so tasty and fresh. It felt like staying at a relatives’ place, not just a hotel. Amazing quality for this price. Wish all the best for Mrs. Rosa! I would book it again without any hesitation.
✓ The place is well located, a 10 min walk to the centre. The stuff is welcoming, I met the owner and she offered me coffee and pastries while I waited for the room to be ready. There's a kitchen so you can cook/make tea. I left early so couldn't try the breakfast unfortunately!
✗ There's a bit of a noise problem, the guy in the room next to mine was coughing endlessly and it kept me up. Other than that, a great place to stay!
The rooms belong to 2 people. And of course you can invite your 3 friend .to visit 2 hours and more
