Decent stay if you are OK with the location.

✓ The resort folks are sweet and helpful, the rooms are decent sized and bathroom is huge. Restaurant was good. The guys managing the restaurant were extra sweet and helpful. All was ok except it was irritating that one guy kept insisting on full payment even before showing the room(s) or helping finish check in. Note: I had paid 50% upfront as per their request.

✗ Agreed it was off-season, but a number of small nagging issues. Ac would not run correctly and not cooling. No hot water, room had a smell of bats. In terms of location it is cut off from other restaurants and beaches. Quite a walk to other places especially if you are not in a mood to walk after enjoying a few drinks.

✓ Price was good food was good. Staff was excellent.

✗ Insects, frogs, cockroaches in the room and in the toilet. Though the price was low, basic cleanliness in the room is needed to ensure a comfortable stay. If for a low price the basics can't be provided, it is better to keep a higher price and ensure cleanliness.

Decently option for the price. Staff can certainly learn to be more polite.

✓ The place is located close to the beach and has a restaurant on property which is convenient. The room was pretty spacious and decent facilities.

✗ The staff wasn't very polite, depended on who Io was talking to. Restaurant orders were quick, housekeeping not so much.

✓ Breakfast was nice and sufficient for person. Really liked the stay..private huts and quiet spacious. Palolem beach is walking 400mts so no need to take taxis or scooter.

✓ Location of the property close to palolem beach which puts the beach and all the good restaurants at walk-in distance. The look and feel of property is really good which gives you feeling of living in cottages in middle of nature. Food was decent.

✗ We saw rat moving in our washroom. The AC was leaking. So a little maintenance and cleaning would be great. The checkin was not a good experience. We reached quite early but they didn’t let us in a minute before 1 even though they told us they could let us in by 12.

Very good stay, highly recommended

✓ Breakfast was the highest point. They have a complimentary breakfast if you apply for it and it's totally worth it. It's not a buffet, they have some options and you get to choose and it is made specifically for you and served fresh and warm. Each room has an attached balcony a small outdoor garden. There's a resident cat you might be lucky to pet (because he's not always around!). Walking distance of about 5 minutes from the beach. Close to the market area. Washroom has all the amenities. They even have a 4 poster bed. Totally worth the money.

✗ Can't think of anything. Maybe the route to the beach could be lit up, it's short but dark.
