Very close to tourist spots like republic square and many more! Very easy to locate.

The room walls are made of wood so it’s not much soundproof. Every night I could hear my neighbors talking and moving around even when they are dont mean to be loud.

The breakfast is fantastic. We were served with delicious pastries. Plus, the location is a great deal. We booked here twice because of how near the hotel to the center is.

I didn’t like how small the room is. And they could’ve changed the paint of the wall in the room to a white color, to make it look more neat and pleasant to the eyes.

Payment only with cash, smelly tiny room, somehow managed to make review without my concent, some weird change in booking more than week after booking and the place is incredibly hard to find, even during the day.

Location, price was decent and the air conditioning was great which was necessary during a hot summer day.

A lot of dust, smelly toilet, shower isn't separated from the rest of the toilet, no window.

Upon arrival the manager provide basement floor room without any window and ask to be paid cash. He said owner doesn't accept credit cart payment, and he charged over , almost $1000 instead of $836 as showen on website ( booking.com),and he didn't give any receipt.After a few days manager( name is Daniel) provide another larger room,as more better of the previous room. The breakfast is good.

dear guest You have booked the cheapest room for 1 person. you paid 16,000 AMD for one day + breakfast. you lived 100 meters away from Republic Square, we moved you to a room with a window without adding money, you didn't like it. we moved you to our biggest room with two single beds, if you didn't like it we brought you a big bed for that room. It's not fair to complain about the value. you could not live in the outskirts of Yerevan with that price. Thank you for being honest and we will ask you to think longer before making a reservation next time. Believe me, if our rooms were bigger and breakfast included in the price, the cost of 1 day would be no less than $100. Our hotel has a history of 2 years and is quite modern. and what about the location that you didn't like so much, we ask for your forgiveness for that reason that our distance is 100 meters from the republic square. The municipality did not give permission to build the guest house in the frame.

The location of the "hotel" (under quotes as I would not really consider this as a hotel) is amazing. As close as it gets to the main square and within the very center of the city. The staff is welcoming and pleasant even though the whole arrangement feels very unpleasant for them. If you need clothes washed, the washing place is fast, cheap and next door. Just ask the guys at the "reception".

Entrance to the "hotel" is hard to find as the whole place is essentially a converted bottom part of some residential building. That is when I realized the whole pun with Hotel California - the song. The room is very small. There are no windows, except for a painting of a window on the wall (which I thought was a nice touch). The "hotel" is essentially a couple of rooms inside a small hallway. You can hear the other guests breathing, let alone talking or coming in or going out of the rooms. The bathroom was small but decent. The worst thing in the room is the bed. Probably the worst bed I slept on for many many years. The mattress is squeaky, and uneven, and drops down through the bed. The fridge was quite noisy during the night, and I did not want to turn it off so it doesn't defrost all over the room. It was easier to just get used to it. The breakfast was very basic. I only had the cookies which were nice and tasty. That should be expected as the number of rooms is very small and more food would be just a waste. There was only one cockroach in the room during my stay. I was expecting more as it was the ground floor of a downtown building. All in all I would expect this kind of accomodation if it was a dorm room or 4/5 times cheaper guesthouse.
